Is the land fully clear, marketable, and non-encumbered? Is it strictly agricultural land, or does it fall under specific eco-sensitive/restricted zones in the Bhor region?

Yes clear Title Land, approved and permitted to do development by local authorities, falls under ESZ.

Am I buying a specific, demarcated piece of land (fractional/registered plot), or am I buying shares/units in a corporate entity that owns the entire 27-acre parcel?

Full specific land units.

If the land is registered in my name, how are you handling the legal restriction in Maharashtra where non-agriculturalists cannot buy agricultural land?

You need to get farmer certificate to purchse agriculture land in Maharashtra. We can guide you on this reference.

What is the exact legal framework? Is it a Sale Deed followed by a Long-Term Lease Agreement, a Joint Venture (JV), or a Development & Management Agreement? What is the lock-in period?

We will have 5 years renewal/extended agreement with company. There will be 3 year lock-in period.

With no natural water bodies nearby, what is the exact sourcing plan? Are there deep borewells, a continuous water-tanker dependency, or a massive rainwater harvesting reservoir planned on-site?

Yes already had on site to fulfill requirement of water. 2 well and water reservoir on this facility.

Does the hilltop have access to a three-phase commercial electricity grid? Is there an established approach road capable of handling heavy logistics and construction transport, or is that part of the investor’s CAPEX?

Yes 100 kw transformer, 3 phase connection Agri tech service. All included. No extra amount to be pay.

Raspberries are highly perishable. How will you transport them 3 hours to Pune or 5 hours to Mumbai without spoilage? Will there be an on-site pre-cooling unit and blast freezer?

We already planned and will have post harvest infra before production starts.

Who is the technical consultant or internal team leading this? What is their track record specifically with substrate hydroponics, polyhouse management, or high-density raspberry cultivation?

Farm partners will have online platform and user login to see details like plot mapping, farm operations and forecasted production and sales. We have expert team on boarded for managing farm having an experience of more than 10 years in commercial farming, berry farming and managed 100+ acres farm across India and outside.

Bhor is remote. How will you source, house, and manage skilled labor for high-care tasks like pruning, harvesting, and fertigation monitoring?

We have in-house labor quarters in place and planning to increase as per requirement. Required manpower, expertise will be on site to manage farm year round.

How will I monitor my farm? Will there be an online investor dashboard, live IoT sensor feeds, CCTV access, or periodic audited operational reports?

All required accessible to farm partners annual basis through online dashboard platform.

Can owners visit the farm anytime? Are you developing any stay facilities, farmhouses, or eco-tourism infrastructure on the 27 acres for visiting owners?

Farm visits are not restricted to farm owners, only they need to inform in advance for better co-ordination and planning works. Guest house for stay at site are in plan separately.

What is the exact timeline from investment to the first commercial harvest? What is the projected yield per acre/plot over the next 5 to 10 years?

Raspberry fruiting period starts after 3-4 months of plantation and Blueberry starts fruiting after 6-8 months of plantation. Both crops has annual cycles.

Is it a fixed lease rental, a pure revenue-share model (e.g., 70/30), or a profit-share model after deducting operational expenses (OPEX)?

We have profit share model 75-25% after deducting operational expenses where farm partners can get upto 18-24% return annually. Along with this, we can offer fixed lease rental options also if required so subject to area of farm should be 1 acre+.

Raspberries are a niche, high-value crop. What is the current demand in Indian metro markets? If prices crash due to sudden market flooding or imports, what is the minimum floor price built into your financial model?

Currently, Fresh Raspberries under supply in market and frozen raspberries get imported. Henceforth, there is minimal chance of getting price crash in market. If happened so, we will ensure minimum floor price to our farm partners as on when situation occurred in near future.

Are we selling 100% fresh table fruit, or is there a plan to set up an on-site processing unit for frozen berries, pulps, or nutraceutical extracts to hedge against market volatility?

Currently fresh raspberry market is under supply in market. Processing units are in plan in near future as we are scaling production by 2028.

Raspberries can be sensitive to root rot, pests, and heat stress. What is the acceptable crop mortality rate built into the project? If a large batch dies, who bears the cost of replanting?

Raspberries shoots come from roots every year, we can get new plants from same roots system. If root dies itself then complete mortality happens and that can happen in first year. As of now we have less than 1% mortality in overall plants after plantation in first year.

Hilltops are prone to high wind speeds, heavy monsoon downpours, and lightning strikes. How will the physical structures (polyhouses/nets) be engineered to withstand this?

We can insure this under New India Insurance company specially GI structure, inside infra but not plant. These are subject to claim approval and occurred crisis.

Is there comprehensive insurance available for the greenhouse infrastructure, micro-irrigation systems, and the standing crop against fire, wind, hail, and theft? If yes, who pays the annual premium?

Farm partner pays the annual premium.

If the management company faces financial distress or goes bankrupt, what happens to my investment, the managed farm contract, and the land?

All assets are owned by farm partners, company has multiple partners in managing farm, supply chain distribution. Farm partners are centralized with all transparency through farm partner dashboard.

How do I exit this investment early? Can I sell my plot/share to a third party, or does the management company have the first right of refusal to buy it back? Is there a penalty for early exit?

As there will be 3 year lock in period, if you want to opt out first offer should be given to community member and then you can decide to basis upon deal.

What are the future phases for the 27 acres? Will the introduction of more investors or adjacent projects dilute the resources (like water or management focus) of the initial project?

We are planning all central resources to manage overall 27 acres of facility only.
